Policies for Contractors

Work Requirements
Work within individual condominium units, not required and authorized by the Association Board of Directors, is done at the sole risk of the unit owner who authorized, or whose tenant authorizes, the work. All work shall be performed by competent trades people, licensed and insured to do business in the State of Maine, and shall conform to applicable codes and standards, and shall comply with required permits. All electrical work must be done by licensed-electricians. All plumbing work must be done by licensed plumbers.

Approval Process
Under no circumstances shall work be performed on common elements or facilities within the unit, including those mechanical, plumbing and electrical systems and their appurtenances that provide steam heating, domestic water, sewer, and electric power and light to the unit; framing in walls, partitions, floors or ceilings that support building elements outside the apartment boundary; windows and/or entrance doors, without the written consent of the Association’s Board of Directors. In accordance with the Association’s By-laws, section 6.10, written consent from the Board of Directors is required prior to any alteration of these systems and/or elements. To obtain the Board’s consideration, a written and/or graphic description of the proposed alterations must be submitted to the Board for their review and approval. No work on these systems and/or elements will begin prior to receipt of approval. Renovations undertaken that alter common facilities or elements without the Board’s written consent are in violation of the Associations By-Laws and are subject to the remedies contained therein.

Notification after Approval
Prior to commencing work within a unit, unit owners shall notify the Board of the proposed dates and times work will be performed in their units. Contractors shall access units from the service stairs for the delivery of all tools, materials and equipment. Under no circumstances shall tools, materials and equipment be delivered to units via the main lobby and stair. When appropriate, the elevator may be accessed from the basement service doors for heavy items. The lobby will not be used as to access the elevator to move appliances, furniture, or items that have a potential for damage to the Terrazzo floor. Rules and regulations applicable to moving shall also apply to deliveries.
